How to Get your First House in Oblivion Remaster – The Elder Scrolls 

Owning property gives you a safe spot to rest and keep your gear. But getting your first house isn’t always as easy as paying gold sometimes you’ll need to earn a noble’s trust or complete a quest or two. In this guide, we’ll walk you through everything you need to know about getting your first house, and eventually, all 13 available homes across the province.

How to Get your First House

Getting your hands on all 13 houses in the game isn’t as simple. Some houses are tied to specific quests, meaning you’ll unlock them as rewards without needing to pay a single coin. Others are up for sale, but you’ll usually need to win over a local count or countess first. Each major city has at least one property you can claim, so it’s a good idea to keep track with our House List to see which ones you’ve already secured.

  • Arborwatch (Chorrol): You can buy this house from Countess Arriana Valga, but only if her disposition toward you is 70 or higher and you’ve earned at least 12 fame. The house costs 20,000 gold.
  • Battlehorn Castle: This one isn’t for sale. You’ll unlock it by completing the Battlehorn Castle quest, and it’s completely free.
  • Benirus Manor (Anvil): Velwyn Benirus will sell you this property for 5,000 gold.
  • Bravil House: Speak with Count Regulus Terentius. If his disposition is at least 50, he’ll sell you the house for 4,000 gold.
  • Bruma House: To purchase this one, you’ll need to impress Countess Narina Carvains with a 60+ disposition. The house costs 10,000 gold.
  • Cheydinhal House: Count Andel Indarys will sell you this house for 15,000 gold, assuming you’ve earned his favor (60+ disposition).
  • Deepscorn Hollow: This hideout becomes yours after completing the Deepscorn Hollow quest. No gold needed.
  • Dunbarrow Cove: Another free one, just complete the Dunbarrow Cove quest to unlock it.
  • Frostcrag Spire: Finish the Frostcrag Spire quest and the tower is yours at no cost.
  • Leyawiin House: You’ll need a 60+ disposition with Count Marius Caro. Once that’s in place, you can buy the house for 7,000 gold.
  • Priory of the Nine: This property is awarded to you after finishing the Knights of the Nine questline. Free and well-earned.
  • Rosethorn Hall (Skingrad): This is the priciest house on the list. To get it, you’ll need a 70+ disposition with Shum gro-Yarug and at least 15 fame. The house goes for 25,000 gold.
  • Shack (Imperial City): The most affordable option! Vinicia Melissaeia will sell it to you for just 2,000 gold, as long as her disposition is 50 or more.

Once you’ve got yourself a home, that’s just the beginning you can actually upgrade most of them. These upgrades usually add things like extra rooms, nicer furniture, and more storage space like chests and shelves. Just keep in mind that for most houses, you’ll need to buy these upgrades separately. The only exception is Benirus Manor, which upgrades itself automatically as part of its questline.
